We recently began to offer complimentary LeakBot water leak detection and repair service to members with homeowners coverage in Washington. Participation in the program is voluntary.
Participating members just need to follow a couple simple steps to install the LeakBot device and mobile app. In return, their home will be monitored 24/7
for water leaks. In the event a leak is discovered, members have the option to schedule a LeakBot plumber to find and, where possible, to fix the root cause of the leak. Using patented technology, LeakBot plumbers are able to pinpoint the source of any leaks, even small hidden drips and fix them quickly, saving you time and preventing further damage to your home.

General Overview
What is a LeakBot?
A LeakBot is a smart water leak detector that alerts you to hidden leaks early so you can deal with them before they become a bigger problem. The device monitors your home's internal main water plumbing system 24 hours a day.
How does a LeakBot detect leaks?
LeakBot’s patented Thermi-Q technology accurately measures both the air and pipe temperatures in your home. If you have a leak it will continually draw colder water from outside into your home, creating a consistent drop in temperature. LeakBot can sense the prolonged and consistent drop in temperature and alerts you to the problem.
How does a LeakBot alert me to a leak?
When a LeakBot detects a leak it will notify you in the LeakBot app, by email, and by SMS (text). If a LeakBot alerts you to a leak you should open the LeakBot app; it will guide you through next steps.
I've been notified LeakBot has detected a leak? What should I do?
If you have not done so already, you should check in and around your home for any dripping faucets or leaking toilets where water is running down the back of the pan.
You should also confirm that your device is installed correctly. LeakBot needs to be installed between 1 and 2 feet along the internal incoming main water supply pipe inside your home from the point that it enters your house and before the pipe branches off around your home.
If you are confident that you cannot see any leaks and the device is installed correctly, we suggest arranging a visit with a LeakBot plumber.
I've been notified LeakBot has detected high water use. What is this?
High water use alerts can be triggered from normal usage such as showers, filling a tub, running a garden hose, appliances using water, or a combination of these events if water usage lasts for 60 minutes or longer.
They can also be triggered by overflowing toilets so check to see if any water is running continuously down the back of the pan once the toilet has been flushed.
These alerts will automatically clear after 3 hours if the device sees that the water usage in your home has returned to normal levels.
What does a LeakBot visit involve?
A LeakBot plumber will locate and attempt to remedy any issues to help leave your home leak free. This is not a ‘standard’ plumbing repair visit. The plumber will use specialized equipment to locate a leak or leaks in your internal main water plumbing system supplied by your main water supply pipe.
LeakBot plumbers will fix all leaks found, consistent with LeakBot’s Repair Terms and Conditions, which will be provided when your home visit is scheduled. They will also use their patented leak detection equipment to confirm your home is leak free before they leave.
Will Mutual of Enumclaw cover all costs associated with the LeakBot device?
Mutual of Enumclaw will cover the cost of the device—as well as water usage monitoring, the mobile app, and any visits from LeakBot plumbers to fix leaks. These leak repair visits will include labor and parts required to make your home leak free. All parts provided are standard and guaranteed for 12 months.
All LeakBot services will be subject to Leakbot Repair Terms and Conditions, which will be provided when your home visit is scheduled.

What happens if I ignore a leak alert and my home is damaged by the leak?
The terms of your Mutual of Enumclaw policy will not change if you accept a LeakBot. We strongly recommend that you, or a LeakBot plumber, investigate any such alerts as soon as possible.

What data is being collected and how will it be used?
Your LeakBot will measure and monitor your water usage so that leaks can be more accurately detected.
None of the data collected by your LeakBot will be used by Mutual of Enumclaw to make decisions about rates or to determine policy renewal eligibility.
Are you going to be monitoring my water usage? How will you use the information?
LeakBot detects water usage by reading air and water temperatures inside your home and can detect for example when a faucet is turned on and off or when a toilet is flushed. LeakBot does not record water flow. A water usage event could be any time water is used from the internal main water plumbing system. This water usage is displayed within the LeakBot app.
How secure is my LeakBot?
Both Mutual of Enumclaw and Ondo (LeakBot manufacturer) take cyber security and protecting customer data very seriously. Many layers of security have been built into the product to provide protection. You can read Ondo’s full Privacy Policy here.
How did you find the plumbers? Can I trust them in my house?
LeakBot only employs highly skilled, experienced, and customer focused plumbers who are then trained in the LeakBot leak detection process to ensure we find and fix all water leaks in your home.
Will my rates change if LeakBot detects and then repairs a leak?
Any physical damage or loss of use expenses incurred as a result of a leak (regardless of whether you are participating in the LeakBot program or not) may be covered under your Mutual of Enumclaw Homeowners Policy. Will my participation, or my experience as a participant, be used to make decisions about my rates or ability to renew?

You will be contacted by Ondo/LeakBot shortly after your policy has been discontinued with options and next steps.

I want one of the devices—how do I sign up?
We recently began to offer complimentary LeakBot water leak detection and repair service to members with homeowners coverage in Washington and Oregon. Participation in the program is voluntary.
If you have a Mutual of Enumclaw Homeowners policy, and you are located in Oregon or Washington, you may be eligible to receive a LeakBot unit. Please contact Member Services at 855-272-8431 for more information.
I don’t need a device. Can I give it to a friend or a neighbor?
Participation in the program is limited to Mutual of Enumclaw members with eligible Homeowner policies. The device and monitoring service are not transferrable to other homes or consumers.
Device Setup
How do I register my LeakBot?
To get started you will need an Apple or Android smartphone or tablet with the latest version of the operating system installed.
- Then you will need to download and install the LeakBot app from either the App store for Apple devices or Play store for Android devices.
- Once the LeakBot app has been downloaded onto your smartphone / tablet you will need to open the app, click on 'Create Account' below the sign in button and then follow the registration process.

What operating systems are compatible with the LeakBot App?
The LeakBot App is compatible with Android and iOS operating systems.
What’s my LeakBot ID and where do I find it?
Your unique LeakBot ID is an alphanumerical code on the back of the device, just under the clip.
Where do I install the LeakBot?
Your LeakBot needs to be installed between 1 and 2 feet along the internal incoming main water supply line inside your home from the point that it enters your house and before the pipe branches off around your home.
If there is any pipe insulation fitted below/before the LeakBot installation position it will need to be removed.
How do I find my internal main water supply line?
Your internal main water supply line is likely to be in a utility room or basement. You will be able to identify the correct pipe as it will have a shut off valve that shuts off all the fresh water to your home.
What happens if I install my LeakBot on the wrong pipe?
Your LeakBot will not be able to correctly detect leaks inside your home if it’s installed on the wrong pipe. LeakBot needs to be installed between 1 and 2 feet along the internal incoming main water supply line inside your home from the point that it enters your house and before the pipe branches off around your home.
Can a LeakBot be installed onto different size water pipes?
LeakBot is designed to be installed on pipework with a diameter of between 3/4 inch and an inch.
What if I can’t install my LeakBot?
If you are unable to correctly install your LeakBot please contact help.us@leakbotsupport.com and they will work with you to resolve the issue. As a last resort, they will provide information on how to return the device.
Can I take my LeakBot with me if I move to a new home?
Yes. You will need to connect your LeakBot to the WiFi in your new home by following the reconnection instructions in the LeakBot app. Please remember to email help.us@leakbotsupport.com with your new address details so we are able to update your account.
Please note that LeakBots are designed to work in single-family homes. The units will also work in duplexes if they have their own water main. If you move into an apartment or condo then LeakBot will not be suitable for your home. Please email help.us@leakbotsupport.com for assistance.

What if I change my phone number or email?

What do I do if I change my internet provider or WiFi router?
If you have changed your router or changed internet provider you will typically have a new WiFi password. You will need to reconnect your LeakBot to ensure it continues to monitor your home. To do this, open the LeakBot app and choose the ‘Reconnect’ option in the app menu.
What happens if I lose the WiFi connection to my LeakBot?
If your device loses WiFi signal you will be notified through your app and by email with instructions of how to get your LeakBot reconnected.

Repair Questions
Which parts of my plumbing will LeakBot monitor?
When installed correctly, your LeakBot will monitor your internal main water plumbing system for any water leaks. It will not detect wastewater leaks or leaks on a closed heating system using water.
What happens when I schedule a LeakBot repair visit?
LeakBot plumbers will check the entire main water plumbing system inside your home and will fix all leaks found, consistent with LeakBot Repair Terms and Conditions, which will be provided when your home visit is scheduled. They will confirm your home is leak free before they leave.
Can I use my own plumber to repair the problem?
At your own expense, you can choose to use your own trusted plumber to locate and repair the issue. If you do this the LeakBot app will ask you to confirm the problem has been fixed and will monitor your plumbing to confirm everything is back to normal. Please be aware that we take no responsibility for 3rd party plumbing repairs.
What happens if I don’t repair a leak?
The terms of your Mutual of Enumclaw policy will not change if you accept a LeakBot. We strongly recommend that you, or a LeakBot plumber, investigate any alerts as soon as possible.

How long do LeakBot batteries last?
LeakBot batteries are designed to last up to three years. LeakBot will let you know when the batteries are low and need to be replaced.
How do I change the batteries?
To gain access to the batteries you will need to remove the LeakBot face.
- Hold the LeakBot in front of you and then place both of your thumbs at the bottom corners of the face, (below the smile) before pushing the face upwards.
- Remove both batteries and ensure the connections are clear before reinserting the batteries and replacing the LeakBot face.
What information is displayed in the water usage graphs?
LeakBot detects water usage by reading air and water temperatures inside your home and can detect, for example, when a faucet is turned on and off or when a toilet is flushed.
LeakBot does not record water flow. The graphs show water usage events over time.
What is the difference between high, medium and low on the water usage graphs?
- Low (0-4 water usage events)
- Medium (5-8 water usage events)
- High (9-12 water usage events)
The water usage graph shows the frequency of the water used.
- Every half-hour period is considered as a single unit (48 units over the course of 24 hours).
- LeakBot determines water usage based on water temperature changes.
- Any water usage within a 30 minute period is recorded.
What do the week and month views show on the water usage graphs?
The week view shows the previous week's data from Monday to Sunday. The month view shows data from the last 30 days.
Do I need more than one LeakBot?
A single LeakBot will monitor usage within a typical domestic house with one main water supply line. There is no need for additional devices.
How big is a LeakBot?
LeakBot fits in the palm of your hand and measures 2.28 inches (height) x 2.99 inches (width) x 2.44 inches (depth).
